How is different from other lead sources?

Many lead sources offer “hot” or prescreened leads that cost from $30 to $60 a piece! Our approach is different. allows you to customize the lead list you want, based on mortgage information we have collected from public record filings around the nation. Our methodology allows us to offer you hundreds of leads for the price you’d pay for a single “hot” lead.

Where do you get your data?

Our mortgage data is compiled from public filings of deeds and mortgages, as well as tax roll and property appraiser information, from around the country. We have coverage in nearly every populous county in America, ensuring you get maximum coverage for your prospecting.

How current is’s mortgage data?

Our records are updated each and every week.

Can I pick and choose the leads I want?

Absolutely! Our lead lists are fully customizable according the mortgage or property criteria you need. In most instances, you can select by various geographies, by home value, mortgage amount, interest rate, and more!

Am I charged more for customizing my list?

No. There is no additional charge for selecting the targeting criteria available on

Are these leads “exclusive” to me?

What about Do Not Call lists?

The federal and state Do-Not-Call laws are certainly on everyone's mind these days. Federal telemarketing laws specify that the end user, i.e., YOU, will ultimately be held responsible for any violation of the federal Do-Not-Call laws. Therefore, it is important for you to know that does not scrub our lists to purge Do Not Call telephone numbers. Each time you request telephone numbers to be included in your order, we require that you supply us with your SAN ("Subscriber Account Number") as evidence that you have registered with the FTC as a valid telemarketer. Once your list is downloaded, you, or a third-party provider, must scrub the Do Not Call numbers prior to telemarketing. Visit for more information on how to acquire a SAN.

When and how will I receive my leads?

Once your order is placed, our system will send an email to the email address you specified when you set up your user account. That email will have a hyperlink connecting to your file. Simply click on that link and save your file of leads somewhere it can easily be found (like your Desktop). Then, double-click the file to open it. It’s that easy.

What format will my leads be in?

When you place your order, our system will give you the opportunity to select between several popular formats: Microsoft Excel (.xls), Comma Separated (.csv), Comma/Quote Delimited (.txt), or Tab Delimited (.txt). Simply select whichever format is most appropriate for your needs.

What is your refund policy?

No compiled data list is perfect. The accuracy of our mortgage data depends largely on whether the documents filed at the courthouse are correct. Still, we want your experience with to be everything it should be. stands behind the quality of our mortgage data. In the rare instance that more than 15% of the records supplied in your order do not match the criteria you specified, will happily refund 100% of your money for those records.

All refund requests are subject to the following conditions:

1. Your request must be made in writing to and must contain your: Order Number (found on your receipt)

2. Your request must be made within five business days of your order.

3. You must attach to your email all of the records that you believe were incorrect, specifying which criteria were not met. will manually verify whether the records are, in fact, erroneous. Please allow up to two (2) weeks for manual confirmation.

If, after confirmation by our staff, over 15% of the total records you ordered were incorrect, will issue a 100% refund for each and every incorrect record, on a pro rata basis. We cannot, however, cover any expenses for your mailing or telemarketing campaign outside of the costs of our data. Please allow up to two (2) weeks for a refund transaction to post.
